Tamko Underlayment & Deck Repair: The Fort Lauderdale Owner’s Guide

If your Tamko roof system has failed underlayment or rotted decking, you’re looking at a repair that typically runs $850 to $2,400 installed for isolated sections in Fort Lauderdale, with full redecking on larger roofs landing between $3,500 and $6,000. We stock Tamko-compatible underlayment brands on our trucks and can match most decking thicknesses same-day, so the fix usually happens in a single visit. Most homeowners discover the problem after a leak shows up on the ceiling, or when they’re up on the roof clearing storm debris and notice soft spots underfoot. By the time water reaches your drywall, the underlayment has been failing for a while.

Call (754) 354-1224

Here’s the thing about South Florida roofs: the underlayment is doing most of the waterproofing work, not the shingles. Tamko shingles shed water, but the underlayment beneath them is what keeps wind-driven rain from getting into your attic during the sideways downpours we get along the coast from June through October. When that layer tears, saturates, or pulls away from the decking, the plywood or OSB below starts rotting within months. That’s why we treat underlayment repair with the same urgency as a missing shingle. It’s the difference between a $900 patch and a $5,500 deck replacement.

Which Tamko Models This Applies To

Tamko’s underlayment systems fall into three main product lines, and knowing which one your roof has makes a real difference in what we order. The Tamko Apex line uses a synthetic underlayment with a slip-resistant surface, and it’s what most Fort Lauderdale roofs installed in the last five to eight years have. The Tamko Metal & Tile Underlayment is a thicker, high-temperature product designed for the heat load under metal and tile roofs, which we see a lot on Spanish-style homes in Victoria Park and Rio Vista. Older roofs may have the Tamko TW Moisture-Wicking Underlayment, a product Tamko no longer actively markets but still honors through its limited warranty.

How to tell what you have: check the attic gable wall or ask us to pull back a section during the estimate. Tamko prints the product name and roll code on the underside of the material. For decking, Fort Lauderdale building codes accepted both 1/2-inch and 5/8-inch CDX plywood over the years, and matching that thickness matters because it affects shingle height alignment at the eaves and ridge. We strongly recommend OEM Tamko underlayment where the roof is still under warranty, but for out-of-warranty roofs, quality aftermarket synthetics from GAF, Owens Corning, and CertainTeed perform just as well and often cost 15 to 20 percent less. We carry all of them.

Signs Your Tamko Underlayment & Deck Repair Is Failing

  • Dark water stains circling the ceiling in interior rooms. This means water has already passed through the underlayment and saturated a decking seam. By this point, the decking beneath that stain almost certainly needs at least a partial replacement. We see this pattern most often after a long rainy season, when small leaks that started in July finally show through in September.
  • Spongy or bouncy spots when walking the roof. Rotted decking loses its fastening strength, so the nails that hold your shingles pull loose and the roof flexes underfoot. Tamko shingles over rotted decking also start to cup and curl at the edges because they’re no longer lying flat. If you can see visible waves in the shingle lines from the ground, the deck below is moving.
  • Granule piles in the gutters after every rain. Tamko shingles lose granules as they age, sure. But when underlayment fails and moisture sits under the shingles from below, the asphalt layer degrades faster and granules slough off in sheets. If your gutters have palm-sized gray or colored patches after a storm, don’t wait until next hurricane season.
  • Musty attic smell or visible mold on the sheathing underside. South Florida humidity means any trapped moisture in the attic becomes mold quickly, especially in older homes with limited venting. Climb up with a flashlight and look for dark staining between the rafters. If the sheathing looks wet or has black spotting, the underlayment above it has stopped doing its job.
  • Leaks that appear in different rooms after different storms. Wind-driven rain from the east hits one side of the roof, while a west-blowing storm hits another. If your leaks move around the house depending on the storm direction, the underlayment is likely compromised across a wide area, not just at one seam. That’s a sign to consider full replacement rather than a patch.

Replacement Cost & What’s Included

For an isolated underlayment and decking replacement on a Fort Lauderdale home, plan on $850 to $1,800 for a repair covering up to 100 square feet. That includes removing the existing Tamko shingles in the affected area, cutting out the damaged underlayment and decking, installing new plywood to match the original thickness, laying new synthetic underlayment, re-installing shingles (matched to your existing Tamko color where possible), and sealing all flashing points. Larger areas or full redecking run $3.75 to $5.75 per square foot installed, meaning a 1,500-square-foot roof totals roughly $5,600 to $8,600. The range depends on decking thickness, how much rotten material needs removal, roof pitch, and whether we’re matching an existing shingle color or working with a discontinued line.

Every quote we give in Fort Lauderdale is a written, line-item price before any work starts. That price does not change once we open the roof, because we’d rather under-promise on speed and over-deliver on accuracy than surprise you with a change order. Every repair includes our 365-Day Done Right Promise: if the work fails within a year, we return and fix it at no charge. No fine print, no conditions beyond the repair being the same issue we addressed.

DIY or Call Us?

There are things an owner can safely do before calling anyone. You can inspect your attic after a heavy rain to look for water marks on the sheathing. You can walk your roof carefully, staying on the center of each shingle, to feel for soft spots. You can clear your gutters so water isn’t backing up along the eaves. That all helps your case and helps us give a faster, more accurate quote when you call.

What you should not do is pull up shingles and replace underlayment yourself. Roof work on any South Florida pitch is genuinely dangerous, and the biggest risk is working on a deck that’s already compromised. If the decking is rotted enough to need repair, it won’t support your weight safely. Our crew uses ladders, harnesses, and fall-arrest equipment on every job. We also send you the technician’s name and photo before they arrive, and they’ll badge in with a photo ID at your door, so you know exactly who’s walking up the driveway. If you’ve spotted any of the signs above, call (754) 354-1224 and we’ll schedule an inspection on a day that works for you.

How long does Tamko underlayment last in Fort Lauderdale?

Tamko synthetic underlayment typically lasts 20 to 30 years when installed correctly, but in Fort Lauderdale’s heat and humidity, the real-world lifespan is closer to 15 to 25 years before it starts degrading. The biggest killer is trapped moisture from poor attic ventilation, which shortens the life of both underlayment and decking. If your roof is 12 or more years old and you’ve never had the underlayment inspected, call (754) 354-1224 and we’ll take a look at no charge.

Can my Tamko underlayment be repaired instead of replaced?

Yes, isolated sections can be repaired by cutting out the damaged material and splicing in new underlayment with a proper overlap. The key is whether the decking underneath is still structurally sound. If the plywood is soft, spongy, or delaminating, you’ll need deck replacement too. We never patch over rotted decking because the nails won’t hold and the shingles will start lifting within months. Call (754) 354-1224 for an honest assessment of whether your roof needs a repair or replacement.

How long does a Tamko underlayment and deck repair take?

Most isolated repairs take four to seven hours from setup to cleanup, which means we’re done in one day. Full redecking of an entire roof usually takes two to three days depending on the size and pitch. Either way, we’ll tell you the timeline in writing before we start, and we’ll let you know if the inspection turns up additional rotten decking that changes the scope.

Do you stock Tamko underlayment on your truck?

Yes, we carry new synthetic underlayment on our trucks alongside GAF, Owens Corning, and CertainTeed products, so most repairs can be completed the same day we diagnose the problem. For older Tamko underlayment types that are no longer manufactured, we’ll recommend a current equivalent and explain why it’s a safe match for your roof system. We’re an independent roofing company serving Fort Lauderdale and Broward County, not affiliated with Tamko, but we install and repair using Tamko products the same way we do other manufacturer-recognized brands.
